More than 385 new homes are set to be delivered, supporting more than 700 Queenslanders through the Queensland Government’s nation-leading Land Activation Program, led by Economic Development Queensland (EDQ).
Two underutilised government sites in Varsity Lakes and Mango Hill that have sat vacant for almost a decade will be transformed into new housing close to transport, schools, retail and established community infrastructure, following the announcement of the successful proponents.
270 homes at Varsity Lakes
A 1.1 ha former Department of Transport and Main Roads site on Station Parade, Varsity Lakes will be transformed into 270 homes for more than 500 Queenslanders.
BlueCHP Limited will deliver 57 two-bedroom affordable housing apartments. Market rents will be capped below 75 per cent to support Queenslanders who are unable to access housing in the Gold Coast rental market.
Red and Co Developments Pty Ltd will deliver 213 2-bedroom and 3-bedroom apartments and townhouses, including more than 1,200 sqm of communal open space.
Subject to approvals and contracts, Red and Co Developments Pty Ltd expects to start construction in early 2027 and complete the project by mid-2028. BlueCHP Limited expects to start construction in late 2027 and complete the project in late 2028.
The site has been vacant for more than 15 years and is close to Varsity Lakes train station, Robina Town Centre, Christine Corner Shopping Centre, local schools and the broader Varsity Lakes and Robina precinct.
117 homes at Mango Hill
A 1.5 ha former Department of Transport and Main Roads site on Meyers Circuit, Mango Hill will be transformed into 117 homes for more than 200 Queenslanders.
Coast2Bay Housing Group will deliver 56 1-bedroom, 2-bedroom and 3-bedroom apartments on a 3,000 sqm portion of the site for Queenslanders eligible for affordable housing. The site will include 68 resident and visitor car parks and communal indoor and outdoor space fronting Meyers Circuit.
Azure Development Group will deliver 61 3-bedroom and 4-bedroom townhouses on the adjoining 1.2 ha site for build-to-sell homebuyers.
Subject to approvals, construction of both Mango Hill projects is planned to start in late 2027. Homes across both developments are expected to be completed by late 2028.
The Mango Hill site has been under-utilised since 2017 and was previously used to support rail-related works. It is close to Mango Hill train station, North Lakes Shopping Centre, Mango Hill State School and the broader North Lakes precinct.
Unlocking underutilised land
Since launching in February 2026, the Land Activation Program has assessed market submissions for 191 sites involving 25 agencies across 23 local government areas.
The Land Activation Program responds to the land supply challenge by identifying underutilised government-owned land that can support new housing, working with government agencies and industry to bring development-ready sites to market.
The Varsity Lakes and Mango Hill projects show how EDQ is working with government and industry to unlock vacant and underutilised land and turn it into homes for Queenslanders.
Both sites will now progress through approvals, contracts and delivery before construction begins.
