More homes in a connected waterfront community
Leading Queensland developers GRAYA, Greyburn, Lancini, Red & Co and Joe Adsett Developments will each deliver separate developments within Northshore Hamilton, creating a mix of one, two, three and four-bedroom homes as well as new retail, commercial and community uses.
Together, the developments are expected to deliver nearly 2,200 homes, more than 21,600sqm of retail and commercial space and a 50-bed hotel, strengthening Northshore Hamilton as a place where people can live, work and connect close to the Brisbane River.
Infrastructure investment unlocking housing delivery
The announcement builds on the Queensland Government’s investment in Northshore Hamilton, with EDQ delivering $154 million in enabling infrastructure to help prepare the site for development and support construction commencement from early 2028.
This investment in catalyst infrastructure is helping unlock development-ready land, enabling industry to bring new housing opportunities to market sooner and supporting the delivery of homes at pace and scale.
The opportunity was accelerated through the relocation of the planned Brisbane Athlete Village to Bowen Hills, allowing EDQ to bring forward housing delivery at Northshore Hamilton ahead of the Brisbane 2032 Olympic and Paralympic Games.
Partnering with industry to deliver outcomes
The selected development partners were chosen following a competitive market process that attracted 18 submissions across the five sites and will each contribute to the transformation of Northshore Hamilton:
Red & Co will deliver approximately 440 homes across a staged two-tower development, supported by specialty retail and commercial spaces.
Joe Adsett Developments proposes approximately 430 homes through a staged two-tower development, alongside retail space and commercial tenancies.
GRAYA has put forward a mixed-use development comprising approximately 435 homes, a 50-bed hotel and retail and commercial spaces.
Greyburn proposes a staged residential development comprising approximately 402 homes across four medium-rise buildings, together with ground-floor retail.
Lancini will deliver a new community heart for Northshore Hamilton through a 15,070sqm shopping and lifestyle hub featuring a full-line supermarket, alongside potential medical, childcare, education, business and community facilities, as part of a mixed-use development also comprising approximately 484 homes.
Supporting Queensland's growth
Northshore Hamilton is one of Queensland’s largest urban renewal projects and demonstrates how coordinated planning, infrastructure delivery and industry partnerships can unlock housing supply while creating communities that support economic activity, investment and employment opportunities.
Construction of the first homes is expected to commence in mid-2028, with the first residents anticipated to move in from 2031, subject to planning approvals and other factors.
